Miami/FL. The co-founders of Compact Modular Eco Homes, LLC., have advocated for over a decade that USA builders and developers pivot from cumbersome onsite housing construction to pre-manufacturing durable and sustainable homes (and commercial spaces) utilizing state-of-the-art assembly lines. With components and materials made from sustainable galvanized steel, eco -friendly bamboo walls and flooring, to hemp insulation are sourced globally and manufactured locally. Skilled designers, architects, engineers, craftsmen, artisans, plumbers, electricians, technicians and all manner of construction and ancillary labor is hired from local labor pools. Utilizing robotic and A.I. breakthrough technology inches us closer to a paradigm shift in how America builds.

The end game is a closed loop business model. “There is a discernible uptick in the demand and supply of pre manufactured housing. This growth industry that scales easily , adapts to entire self-sustaining mixed use communities. The aging, veterans, priced out millennial and hard working families are seeking new kind of living-community and housing designed around shared interests, values and needs,” states Douglas Hardin who is looking to develop mixed -use, pre-manufactured intentional communities.

Co-modeco, LLC and companies like them efficiently address the spiraling demand for smart homes many of which are communal or community based. With the global pandemic still raging there is a palpable exodus from mega cities cramped quarters to greener pastures. The uptick in people thriving in home based businesses and tele commuting is proof positive that there is a viable alternative to cookie cutter suburban cocoons. Shared space, co-housing communities with roof top gardens, balconies facing onto a central courtyard and accessible common spaces for meal preparation and laundry and work provide cost savings and are a panacea for loneliness and social neglect. We see a Diaspora of Northerners fleeing their cramped cities for more open tropical spaces, ” confirm Carlos and Nelly Miranda of Beachfront Realty in North Miami Beach. “Current trends put a premium on minimalist, aesthetically pleasing design, green protocols and housing designed around shared interests and multi generations”.

Backcountry-Hut-Co-Modeco-Alpine-Hut1.jpg Not unlike Airbnb ™ , Uber ™ , WeWork™ 24/7 internet connectivity and more and more people joining the gig economy living in a pre manufactured home is one more iteration of the “new normal”. Start up companies across the nation are making strides to develop viable housing alternatives for a 21st century. Pre manufactured housing is woven into a social fabric that thrives on local to global mobility eschewing sole ownership for social engagement.

The Co-modeco prototypes, show models and single family dwellings are assembled in a huge warehouse in Kentucky. “Our affiliated contractor, Berek Dore of One Feather Ventures , a joint venture between Emergency Habitation Units and the Pacific Rim Business Council customizes each unit built to the buyers specifications. There are 40 + prototypes to choose from and he is apt to say, “There is only so much you can do with a 30 ‘ x 8 1/4’ x 9 1/4 ‘ reinforced, steel frame box,” says Berek Dore, a seasoned general contractor and Native American visionary.

“Upon approval of the prototypes orders from 5 units up to 500 a month are manufactured in our plant in Indiana. The full cycle from down payment to transport and installation at the final destination takes a month and a half on average. Co-Modeco’s team of consultants are at the ready to guide the single family homeowner to luxury land developer every step of the way.” http://co-modeco.com/co-modeco-our-team/

“Arriving at this stage has been a 7 year trajectory whose time has come, ” confirms Holmes Stoner, an ambassador-at- large advocating for affordable and sustainable housing. Stoner is a veteran at negotiating trade agreements with Asia and Pacific Rim nations. As Founder of the Pacific Rim Business Council and the Pacific Rim Chamber of Commerce (pacrimcc.com) Holmes confirms, “Migrating our operation from Asia to America’s heartland, was a foregone conclusion from the beginning”.

The standard of ‘affordable’ housing is that which costs roughly 30 percent or less of a family’s income. Because of rising housing costs and stagnant wages, slightly more than half of all poor renting families in the country spend more than 50 percent of their income on housing costs, and at least one in four spends more than 70 percent. We can start with housing, the sturdiest of footholds for economic mobility. A national affordable housing program would be an anti-poverty effort, human capital investment, community improvement plan, and public health initiative all rolled into one. Matthew Desmond
